CISTERRA CAPITAL’S STRATEGIC OPPORTUNITIES PROGRAM is actively seeking opportunities to acquire distressed income-producing commercial real estate assets and secured debt underlying such assets.

The program intends to assemble a diversified portfolio comprised primarily of income-producing real estate, notable Class A and Class B multi-family residential, office, mixed-use, industrial and healthcare properties and/or the secured debt underlying such assets where the debt is defaulted or likely to soon default, the note is nearing maturity or the property is over-leveraged, suggesting an imminent loan default or necessitating a financial restructuring.

Unlike other programs or funds attempting to target the distressed commercial real estate market whose advisors have experience as lenders, bond traders, investment bankers, etc. Cisterra Capital brings extensive expertise in all aspects of the commercial real estate process and across all major asset classes.

Cisterra Capital seeks opportunities where loans can be acquired at substantial discounts to par and real properties acquired at significant discounts to their underlying asset values, in both cases, representing significant discounts to both the replacement cost and the market value of the underlying real estate.

The program focuses on quality assets in high barrier to entry, long-term growth markets where the opportunity for re-positioning, and adding value through capital improvement programs and aggressive leasing and property management tactics will result in significant increases in net income and property value.

Cisterra employs conservative underwriting methodologies and intends to co-invest with institutions and capital partners with similar financial capabilities, target holding periods and investment return requirements. By following this methodology, Cisterra anticipates superior risk-adjusted rates of return and to provide investors with a preferred return on capital contributions.

As more bank failures are anticipated by the FDIC, Cisterra’s Strategic Opportunities Program is positioned to capitalize on the inevitable upcoming opportunities via FDIC Loan Pool Offerings, Bank Initiated Offerings and PPIF/Legacy Loan Program participation.
